The Old Shop Terms and Conditions

We thank you for choosing The Old Shop at Ballantrae and look forward to welcoming you. We shall do everything we can to ensure that your stay is as comfortable as possible, however, when you make this booking you are entering an agreement with us, therefore, please read our terms and conditions of booking below.

Booking Information

The cottage is available for full week bookings, commencing on a Saturday, and for short breaks by arrangement. The Cottage will be available to you from 3.00 p.m. on the day of arrival and we would ask that you vacate the property by 10.00 a.m. on the date of departure so that we can prepare the property for the next guests.
Please let us know in advance your approximate time of arrival so that we are able to greet you at the cottage.

Booking confirmation

Provisional bookings will be held for a period of seven days until receipt of your deposit for 20% of the accommodation rental at which time the booking will be confirmed. The deposit is non-returnable in the event of later cancellation. After the period of seven days we reserve the right to accept a booking from another party without consulting you but should your deposit subsequently arrive after this time we will refund it in full.

Payment of Balance

The balance is due by you not later than 8 weeks before the holiday commencement date. For bookings made within 8 weeks of the start of your holiday, you are required to pay the full price before the booking can be confirmed.


So long as written notice of cancellation is received not less than 8 weeks before commencement date of the holiday, you will not be liable to pay any outstanding balance. If cancellation is notified after this time we will do our utmost to re-let the cottage, but if we are unsuccessful then we regret that you will be liable to pay the full balance. We strongly advise you to take out holiday insurance to cover this eventuality.

Should you need to cut short your holiday for any reason, we regret that no refund can be made.


Should the cottage be unavailable due to circumstances beyond our control (for example fire, theft or damage) we will endeavour to provide alternative accommodation, but if this proves impossible then all sums will be returned to you in full and you will have no claim against us.

Number in your party

The Old Shop can normally accommodate up to six people. If you wish to bring a baby as well we can provide a cot and a high chair by arrangement, but please bring your own bedding for the cot. The two upstairs bedrooms each have their own staircase and subsequently there is no direct access upstairs between the two bedrooms. We understand that this may cause problems for visitors with a young child and at our discretion we will supply a Z-bed for use in one of the upstairs rooms.


Two small or one large well behaved, fully house-trained dogs are welcome to visit. We would ask that you bring a bed for your pet(s) and do not allow them on the beds, chairs or sofas. Please consider our neighbours and keep your dogs under control at all times. Please be aware that the surrounding areas are primarily farm land homing cattle and sheep.


During your stay we would ask that you treat the property with respect and on departure leave everything in a clean and tidy condition.

We understand that accidents sometimes happen, and any minor breakages will not be charged for, but we would ask that you inform us as soon as possible so that the item can be replaced for the next guests. We do however reserve the right to charge for any other breakages or damages as well as any articles found to be missing from the cottage or garden area.

In the event of any equipment failure or major damage occurring during your stay please let us know immediately by telephone 07951 656215 or email so that we can arrange repair. In this case we reserve the right for our agents to enter the property to affect repair, but we will give you prior notice of this.

Smoking Policy

For the comfort of all our guests the Old Shop is a non-smoking environment. If you smoke in the garden area please dispose of cigarette ends tidily and hygienically.
